1. About us and these terms

1.1 Cherry Signature Condos ("we", "us", "our") is a condo-hotel with en-suite rooms, serviced apartments, a pool, gym, garden and terrace, the Cherry Rooftop Restaurant & Lounge, and an event space.

1.2 Cherry Signature Condos is a business name registered in Ghana, registration number BN595440525. Owners: The Appiah Family.

1.3 These terms apply to every booking made with us directly (on our website, by email, phone, WhatsApp or in person), to every stay, and to use of our facilities and website. Please read them before you book. If anything is unclear, contact us and we will explain.

1.4 Our current rates, seasons, minimum stays and extras are set out in our Rates, Booking & Payment guide and shown in our booking system. If anything in that guide conflicts with these terms, these terms apply, except for prices: the price you pay is the price shown when you book.

1.5 Nothing in these terms takes away any right you have under the laws of Ghana that cannot be excluded by agreement.

2. Making a booking

2.1 Your booking becomes a contract when we receive your deposit (or full payment) and send you a booking confirmation showing your dates and unit.

2.2 The person who makes the booking (the "lead guest") must be at least 18 years old and is responsible for making sure everyone in their party knows and follows these terms.

2.3 Please give us the names and contact details of all guests, and the ages of any children, when you book. We need these to allocate the right unit and bedding and for emergencies.

2.4 Please check your confirmation as soon as you receive it and tell us straight away about any mistake.

2.5 If a price is shown in clear error (for example, a missing digit), we will contact you and offer you the choice of the correct price or a full refund.

2.6 We may decline a booking. If we do, we will refund anything you have paid.

3. Prices, currency and taxes

3.1 Prices are per unit per night, not per person.

3.2 All prices include VAT, NHIL, GETFund and the Tourism Levy. No further taxes are added at checkout.

3.3 Breakfast is included for every registered guest, every morning, unless your booking confirmation states that your rate is room-only.

3.4 In line with Bank of Ghana requirements, all prices are quoted, invoiced and paid in Ghana cedis (GHS). Any amount we mention in another currency is a courtesy guide only. We are not responsible for exchange-rate differences or fees charged by your bank, card issuer or payment provider.

3.5 Rates vary by season and date. Once your booking is confirmed, its rate is fixed.

4. Rate options

4.1 Flexible rate. Deposit at booking, balance before arrival, with the cancellation terms in section 6.

4.2 Advance rate. 10% below the Flexible rate, paid in full at booking. Non-refundable. You may move your dates, subject to availability, by paying any difference in rate.

4.3 Member rate. Available to guests who sign up to our email list, at the discount shown when you sign up. It follows the Flexible rate's deposit and cancellation terms.

4.4 Long-stay rates. See section 13.

4.5 Corporate, government, NGO and trade rates are governed by the written agreement or letter that sets them up. These terms apply wherever that agreement is silent.

5. Deposits and payment

5.1 Every booking needs a deposit within 48 hours of booking. If we do not receive it, the booking is released without further notice.

  • Rooms and apartments, standard seasons: 50% at booking, balance 7 days before arrival.

  • Festive season (15 December – 4 January): 50% at booking, balance 14 days before arrival.

  • Stays of 28 nights or more: first month in advance at booking, then each month in advance.

  • Advance rate: 100% at booking.

  • Wedding and group blocks: 25% on signing, 50% at 60 days, and the balance 21 days before arrival.

5.2 If you book after a balance due date has passed, the full amount is due at booking.

5.3 Balances are due before arrival, not on the day. If a balance is not paid by its due date, we will treat the booking as cancelled by you, and the cancellation terms in section 6 apply.

5.4 Payments can be made securely through our booking system (processed by our payment provider, Paystack), by bank transfer, by Mobile Money, or at our card terminal on site. Cash is accepted for balances on arrival, but not as a booking deposit.

5.5 Refunds are made to the original payment method, in cedis, within 10 working days.

6. Cancellations, changes and no-shows

6.1 To cancel, email admin@cherrysignaturecondos.com. Your cancellation takes effect when we receive it, and we will confirm it in writing.

6.2 Standard seasons

  • More than 14 days before arrival: deposit refunded in full.

  • 14 to 7 days before arrival: 50% of the deposit retained; the rest is refunded.

  • Less than 7 days before arrival, or no-show: the full price is retained.

6.3 Festive season (15 December – 4 January)

  • More than 30 days before arrival: deposit refunded in full.

  • 30 to 14 days before arrival: 50% of the deposit retained; the rest is refunded.

  • Less than 14 days before arrival, or no-show: the full price is retained.

6.4 Advance rate: non-refundable. Date changes are possible subject to availability and any difference in rate.

6.5 Stays of 28 nights or more: more than 30 days before arrival, deposit returned in full. Less than 30 days before arrival, or no-show, 28 nights are retained.

6.6 Wedding and group blocks: more than 60 days before the event, the signing deposit is retained. Within 60 days, all payments are retained. The event contract may set further terms.

6.7 No-shows. If you do not arrive on your first night and have not told us, the full price is retained and your unit stays held for the rest of your booking.

6.8 Changing dates on a Flexible or Member booking. Ask us. We will move your dates where we can, subject to availability and the rate for the new dates.

7. Leaving early

7.1 With more than 7 days' notice, we re-price your stay at the length you actually completed (including any long-stay rate that length qualifies for), add two nights at the applicable rate, and refund the balance.

7.2 With less than 7 days' notice, no refund is due.

8. When things are outside your control, or ours

8.1 If you cannot travel for reasons outside your control, such as a visa refusal, a bereavement, a cancelled flight or a medical emergency, please talk to us before applying section 6. We would much rather move your dates or give you a credit, valid for 12 months, than charge you.

8.2 If we cannot provide your unit (for example, because of a system error or an urgent repair), we will arrange equal or better accommodation nearby at our cost, provide transport there, refund the affected nights, and bring you back once your unit is available.

8.3 If we have to close because of a government order, an emergency or another event outside our reasonable control, we will tell you as soon as we can and refund all payments for the nights we cannot provide, or move your dates if you prefer. Beyond that refund, we are not liable for the cancellation.

9. Bookings made through other platforms

9.1 Bookings made through Booking.com, Agoda or any other platform are governed by that platform's payment and cancellation terms, not by sections 4 to 7. Please amend or cancel through the platform you booked with.

9.2 Everything else in these terms (arrival, identification, the security deposit, occupancy, house rules, facilities and conduct) applies to every guest, however they booked.

10. Arrival and departure

10.1 Check-in is from 14:00. Check-out is by 12:00.

10.2 We do not charge for early check-in or late check-out. Where our arrivals allow it, we are glad to be flexible; just ask. If your unit is needed for a same-day arrival, we will tell you at check-in.

10.3 Each adult guest must show valid photo identification at check-in. We may refuse check-in without it.

10.4 Please return all keys and access cards at check-out. Lost or unreturned keys are charged at replacement cost.

10.5 We inspect each unit after departure. You are welcome to be present; please arrange a time with reception.

11. Security deposit

11.1 A refundable security deposit is taken at check-in: GHS 500 for rooms, GHS 1,000 for apartments. It covers damage, missing items, extra cleaning and any unpaid extras.

11.2 By card, the amount is held (not charged) and released on departure. Your bank may take a few days to show the release.

11.3 By Mobile Money or cash, the amount is charged at check-in and refunded within 7 days of departure.

11.4 Any deduction is itemised in writing. If the cost exceeds the deposit, the difference is payable within 7 days of our notice.

12. Occupancy, children and visitors

12.1 Each unit has a stated number of guests it sleeps and a maximum occupancy, which we confirm when you book. The number of people staying overnight must not exceed it.

12.2 Children under 6 stay free when sharing existing bedding with an adult, and their breakfast is included.

12.3 Children aged 6 and over need their own bed, either within the unit's stated capacity or an extra bed where the unit allows one. Guests aged 12 and over count as adults.

12.4 Cots are free, up to two per unit, subject to availability and space.

12.5 Extra beds are available at the nightly price in our Rates guide, which varies by season, including breakfast for the occupant. One per unit, subject to availability and the unit's maximum occupancy. Not available in Standard Suites; in Executive Suites, for children aged 6 to under 12 only; in apartments, for any age.

12.6 Visitors are welcome in our public areas. Visitors going to a unit must sign in at reception. Anyone staying overnight must be registered on the booking and counted within the unit's maximum occupancy.

12.7 Parents and guardians are responsible for supervising members of their party under 18 at all times.

13. Long stays

13.1 On our Flexible rate, longer stays are reduced as set out in our Rates guide. Long-stay reductions do not apply to the Advance rate, or to nights between 15 December and 4 January (those nights are charged at the festive rate).

13.2 On stays of 14 nights or more, breakfast may be served from a set menu and there is no daily turndown.

13.3 On stays of 28 nights or more, housekeeping and linen change are weekly, and payment is monthly in advance. Each month's payment is non-refundable once that month has begun.

14. Recovery stays

14.1 Where offered, our recovery package is an add-on to any booking, priced per night as set out in our Rates guide. It includes the services listed in that guide.

14.2 We are an accommodation and hospitality provider. We do not provide, arrange or supervise clinical or nursing care. Any medical or nursing care must be arranged by you, directly with your hospital or a licensed provider. In an emergency, we will call emergency services.

14.3 Ground-floor units are allocated where available but cannot be guaranteed. The property has a lift.

14.4 The number of guests we can support on the package at one time is limited. We confirm availability when you book.

14.5 We will ask you to confirm at booking, and sign a short form at check-in, that you understand our non-clinical role.

14.6 We ask only for the information we need to look after you, such as mobility or dietary needs. We do not keep medical records.

15. Weddings, events and group blocks

15.1 Event-space hire is governed by a separate event contract.

15.2 Room blocks are available only against a signed event booking. Guests book with the block code. Rooms not taken up are released back to general sale 21 days before arrival.

15.3 On weekends when our event space is hosting a function, a minimum stay of 2 nights may apply to rooms, and day passes may be withdrawn.

15.4 Our rooftop regularly hosts live music and events. Some sound may carry to nearby units.

16. Facilities

16.1 Pool. Swimming is at your own risk, subject to section 19. Children under 18 must be supervised by an adult at all times; pool staff are not a substitute for that supervision. No diving or jumping in. No glass in or around the pool; please use the plastic cups provided. Opening hours are displayed at the pool, and certain hours are reserved for resident guests. We may close the pool for safety, cleaning, maintenance or events.

16.2 Gym. Use the equipment as intended and at your own risk, subject to section 19. Children must be supervised by an adult. Please wipe down equipment after use.

16.3 Towels. Pool towels are available from staff. Please do not take room towels out of the building.

16.4 Day passes and memberships for non-resident guests are subject to availability and may be unavailable on busy days or when the event space is in use. Children under 6 enter free with a paying adult. Lockers are not guaranteed. Pass holders and members must follow these house rules. Gym memberships run for the period paid for and are personal to the member.

16.5 Cherry Rooftop Restaurant & Lounge is open to the public. Prices are in cedis and include taxes. In-house guests may charge food and drink to their room by signing the bill. We do not serve alcohol to anyone under 18 or anyone who appears intoxicated, and may ask for ID. We reserve the right of admission.

16.6 Airport transfers are priced per journey and confirmed when you book. Please send your flight details and tell us of any change as soon as possible.

16.7 Wi-Fi is provided for reasonable and lawful use.

17. House rules

17.1 No smoking or vaping indoors, including in units, corridors and indoor dining areas. Smoking is allowed only where signs show it is permitted.

17.2 No pets, except registered assistance animals, which are always welcome free of charge.

17.3 Respect other guests and our team. Keep noise to a reasonable level, especially at night. Abusive, threatening or unlawful behaviour will not be tolerated.

17.4 No subletting or re-letting of your unit.

17.5 Furniture and inventory must stay in the unit it belongs to. Please do not move furniture between rooms or take indoor furniture, furnishings or linen outside.

17.6 When you go out, please lock your door, close the windows and switch off lights and air conditioning.

17.7 Third-party services (for example, a private chef or beautician) must be notified to reception before they arrive. We are not responsible for their services.

17.8 Parking is in the designated car park, without blocking access.

17.9 Our staff may enter your unit for housekeeping, to carry out repairs (with notice where possible), or immediately in an emergency or where we have reason to believe there is a risk to safety or property.

18. Damage and extra cleaning

18.1 Please treat the unit and facilities with care, and tell us straight away if anything is damaged or missing so we can put it right.

18.2 You are responsible for loss or damage caused by you, your party or your visitors, beyond normal wear and tear, and for extra cleaning needed because the unit has been left in an unreasonable condition, including any deep cleaning after smoking or vaping indoors.

18.3 Charges are itemised and taken from the security deposit under section 11.

19. Our liability

19.1 We take reasonable care of our guests, facilities and services.

19.2 We are not responsible for loss of or damage to your belongings or vehicle, or for injury, unless it is caused by our negligence, our breach of these terms, or the law does not allow us to exclude it. Please keep valuables with you or secured.

19.3 We are not responsible for losses that were not reasonably foreseeable, or for business losses.

19.4 Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud.

20. Lost property

Items left behind are recorded and stored securely. We will try to contact you. We can post items back at your cost.

21. When we may end a stay

We may end a stay, and ask the guests to leave, where any member of the party behaves in a way that is violent, threatening, unlawful or seriously disruptive to other guests or our team, exceeds the unit's occupancy after being asked not to, or seriously or repeatedly breaches these terms. In that case, nights not yet used are not refunded, and any damage or cleaning costs still apply. We may involve the police where the law requires or safety demands it.

22. Your personal information

22.1 We collect the information we need to manage your booking and stay: names and contact details, identification details at check-in, booking and payment records, and any requests you make. We use it to provide your stay, take payments, meet our legal obligations and keep guests and staff safe.

22.2 We share it only where needed: with booking platforms and payment providers that process your booking, and with authorities where the law requires.

22.3 CCTV operates in public and security areas of the property for safety and security.

22.4 We handle personal information in line with the Data Protection Act, 2012 (Act 843). You may ask to see or correct the information we hold about you by contacting admin@cherrysignaturecondos.com.

23. Email offers

If you sign up for our member rate or offers, we will send you marketing emails only with your consent. Every email includes a link to unsubscribe at any time.

24. Using our website

24.1 We aim to keep our website accurate and up to date. Photos represent our unit types; layouts, furnishings and views can vary between units of the same type.

24.2 Prices and availability on our website and booking system can change until your booking is confirmed.

24.3 The content of this website (text, photos, logos and design) belongs to Cherry Signature Condos or our licensors and may not be copied for commercial use without our permission.

24.4 Links to other websites are provided for convenience. We are not responsible for their content.

25.1 If something is not right during your stay, please tell reception or the duty manager straight away, so we have the chance to fix it while you are here.

25.2 After your stay, email admin@cherrysignaturecondos.com. We will acknowledge your complaint and work with you to resolve it.

25.3 If we cannot resolve it between us, either of us may propose mediation under the Alternative Dispute Resolution Act, 2010 (Act 798) before going to court.

26. Governing law

These terms are governed by the laws of Ghana. The courts of Ghana have jurisdiction over any dispute.

16.3 Towels. Pool towels are available from staff. Please do not take room towels out of the building.

16.4 Day passes and memberships for non-resident guests are subject to availability and may be unavailable on busy days or when the event space is in use.

Effective 6 October 2026

Owners: Ama Appiah, Chloe Appiah, David Appiah.

12.2 Children under 12 stay free when sharing existing bedding with an adult, and their breakfast is included.

12.3 Guests aged 12 and over count as adults and need their own bed, either within the unit's stated capacity or an extra bed.

12.4 Cots are free, up to two per unit, subject to availability and space.

12.5 Extra beds are available in most units at the nightly price in our Rates guide, including breakfast for the occupant. One per unit, subject to availability and the unit's maximum occupancy.
